What and where is Chadwell Heath?
It’s a district of Redbridge, Dagenham and Barking in the more northern reaches of east London forming part of the Greater London area and just two miles from Romford.
It has one or two key employers such as food company Dairy Crest and is very much West Ham United territory with the Premier League club having their training base in the area. Amongst famous residents were the late West Ham United and England captain Bobby Moore, actor Dudley Moore, singer Sandie Shaw and Eva Hart – a survivor of the Titanic.
The area boasts one of the most successful schools in the country, the Chadwell Heath Academy.

The Chadwell Heath area offers a range of properties to suit a variety of requirements and budgets.
For those starting on the property ladder or looking for a smaller home, there is a reasonable stock of one- or two-bedroom flats in the area – particularly on the main High Road – and a sprinkling of developments with scope for shared ownership schemes to help new buyers.
Otherwise, there’s a large stock of Victorian properties and those from the inter-war period stemming from the area’s general house building boom of that era ranging from smaller and larger terraced to semi-detached options properties.

Road – the nearby A12 links London with East Anglia, and motorway routes such as the M25 and M11 are within easy reach.
The A118 going through Chadwell Heath links Romford, Seven Kings and carries on into East London and Whitechapel.
Crossrail – this huge railway project stretching from Berkshire west of London to Essex in the east will make it far easier and quicker to travel across London and access key areas. Along with making life easier for commuters and general rail users, it will likely boost property values in areas near Crossrail Stations including Chadwell Heath.
- Diverse leisure options
Chadwell Heath offers much to various generations which perhaps explains why it has both a large young population at one end of the scale and large older population at the other.
For the more active there’s attractions such as the £700,000 Moby Dick Adventure Golf centre and, for bike fans, a cycling centre at nearby Redbridge.
For the more genteel pursuits the area offers relaxing spaces such as an ornamental garden and wildlife conservation centre along with the 300-acre Hainault Country Park nearby.
- Close amenities
A benefit of being so close to other districts and London itself is the convenience of various amenities.
Shopping – plenty in and around Chadwell Heath and nearby Romford has huge shopping facilities beaten only by the nearby Stratford Westfield (20 minutes by train).
Eating and drinking – there are various options within easy reach of most homes in Chadwell Heath whether a gastro pub or coffee shop, and again areas such as nearby Romford offer still more options including nightlife and entertainment options.
- Progressive area for arts and commerce
The general area around Chadwell Heath in Barking and Dagenham is encouraging both arts and SME’s (Small to Medium Enterprises) with very reasonable rates for start up premises and arts hubs, and a large-scale house building programme for the next 20 years.

Chadwell Heath could legitimately claim to offer the best of many worlds for different needs and tastes; leisure, transport, reasonable living costs and a variety of property types make it a sound choice for relocation.
