Occupation

Whether you are employed or self employed, we need to know that you are earning 30x the monthly rent as a combined household income. If you are employed we need to see your payslips with bank statements. Self Employed – we need to see your yearly accounts with bank statements.

Your Moving Date

The best time to start to look for a property is just before you give your notice on a property. You need to be prepared, but don’t jump the gun. Most of our landlords want tenants into the properties as soon as they’re available so there are no void periods. So if you are looking 2-3 months before you are due to leave, then you are probably wasting your time. Most landlords will accept good tenants looking to move within a 14 day void of their property being vacant.

Documents

Make sure you are organised, if we notice a tenant is not organised then it will go against your chances of renting a property. Make sure you have your ID’s, bank statements, payslips, employers reference, company accounts and references ready so that you are good to go.

Get Prepared on Viewings

Here at Keystones we pay attention to everything. We have a successful model in place so that we get the best tenants for our landlords. Make sure you arrive early or on time for your viewings. Predict the traffic! If you are running late, then please call us to tell us – it’s polite! Make sure you are dressed appropriately and are punctual. We look at all of these things because we are working for our landlords mainly. So, we have to make shrewd decisions in our line of work so that we do not make mistakes.

Inventory

On moving into your new home, you will receive an inventory within 48 hours, this is to be signed and returned with any amendments within 7 days. Failure to do so will make the document deemed as signed. Inventory Clerks are like you, they are only human so some things may go a miss. Make sure you check everything so you won’t be penalised at the end of your tenancy.

We maintain a good blend of advertising such as the relevant online marketing tools available to us today as well as print for the best results. In today’s day and age we have found newspaper adverts to be as good as “fish and chip paper,” but with such enhancing tools available to us now online we look to capitalise on this market, which is the future!
